Every listing photographed at dawn, from its own balcony — because that's the hour you'll love it most.

The stack · floors 12 to 34

Four bands. Four different mornings.

One tower, but the light changes every six floors. These are sun hours measured on the slab of the balcony itself — not daylight hours in the sky, which is the number everyone else quotes. Choose a band to draw its plan.

The Ledge

The building · one day

What the building does while you sleep.

Staffed from ten to five in the morning until one at night. The marker below follows your own clock — whatever the building is doing right now is the one that is lit.

--:--Reading your clock…

  1. 04:50 Last roundNow Anwar walks the four fire stairs, checks the roof hatch is latched, and drops the lobby to thirty percent. He has done it about two thousand nine hundred times.
  2. 05:12 The east face lightsNow Sun reaches the Crown eleven minutes before it reaches the twelfth floor. The roof terrace unlocks at the same moment, and there is usually one person already up there.
  3. 06:00 Lap pool, floor elevenNow Twenty metres, four lanes, held at 27.5°C. Before eight there are rarely more than six people in it, and one of them is Dr Halvard, who has swum a kilometre every weekday since the building opened.
  4. 07:30 Deliveries closeNow Everything comes through the service core on level two, so nothing crosses the lobby. Parcels are in your box by nine; Marisol signs for whatever needs a signature.
  5. 12:40 The winter garden, floor twenty-sixNow Glazed on three sides, eighteen figs and olives in pots, four tables nobody bothers to book because nobody has ever had to. Warmest room in the building between noon and two.
  6. 17:20 Residents' kitchenNow A twelve-seat table and a proper six-burner range on floor nine, bookable two days out. Wednesdays are usually gone by Monday.
  7. 21:30 Pool closes, the lounge doesn'tNow Floor thirty-four stays open until one. The lights step down a notch every half hour after eleven, so nobody ever has to be asked to leave.
  8. 23:40 The building goes quietNow Lifts drop to two cars, the plant room switches to night mode, and the façade lighting goes off entirely — a condition of the reservoir dark-sky covenant, and the reason you can see stars from the balcony.

Private viewings

We only show these homes at dawn.

Doors twenty minutes before sunrise. You go up in the dark, stand on the balcony with a coffee, and watch the light arrive across the reservoir. It takes about forty minutes and it tells you more than any afternoon walk-through. Bring a coat — it runs eight degrees cooler up there than on the street.

One household per dawn, so the balcony stays quiet. Marisol confirms by email within a day. We do not pass your details to the developer.
